logement croissante, tandis que le milieu du d\u00e9veloppement immobilier est loin d\u2019\u00eatre le reflet de la population qu\u2019il sert. Alors que les personnes autochtones, noires et de couleur (BIPOC) repr\u00e9sentent plus de la moiti\u00e9 de la population de Toronto, seulement 14&nbsp;% des postes de direction dans l\u2019immobilier sont occup\u00e9s par des personnes racis\u00e9es. En parall\u00e8le, les communaut\u00e9s BIPOC sont celles qui subissent le plus durement l\u2019inabordabilit\u00e9 du logement.<\/p>\n\n\n\n<p>Monumental Projects Inc. s\u2019est donn\u00e9 pour mission de combler cette lacune sous tous ses aspects. En s\u2019appuyant sur les conclusions d\u2019une \u00e9tude nationale men\u00e9e en 2020 sur les obstacles et les exp\u00e9riences des professionnels BIPOC dans l\u2019immobilier, ils ont con\u00e7u et lanc\u00e9 le projet pilote FutureBUILDS. D\u00e9velopp\u00e9 en partenariat avec l\u2019Infrastructure Institute de l\u2019Universit\u00e9 de Toronto, il s\u2019agit du premier incubateur de d\u00e9veloppement immobilier au Canada d\u00e9di\u00e9 aux professionnels BIPOC.&nbsp;<\/p>\n\n\n\n<p>Men\u00e9 en quatre phases de 2020 \u00e0 2025 gr\u00e2ce au financement du CCF, le programme est devenu une initiative multidisciplinaire. Il a permis de mobiliser plus de 1&nbsp;300&nbsp;personnes et d\u2019accompagner deux cohortes d\u2019incubateurs, soit 56&nbsp;entrepreneurs BIPOC en milieu de carri\u00e8re. De plus, le fellowship FutureBUILDS NEXT a \u00e9t\u00e9 lanc\u00e9 en 2025 \u00e0 l\u2019intention des jeunes professionnels noirs de 18 \u00e0 32&nbsp;ans s\u2019orientant vers le logement communautaire et dirig\u00e9 par des Noirs.<\/p>\n\n\n\n<p>\u00c0 toutes les \u00e9tapes, le programme a donn\u00e9 d\u2019excellents r\u00e9sultats. Au total, 83&nbsp;% des participants de la premi\u00e8re cohorte ont apport\u00e9 des modifications importantes \u00e0 leurs projets immobiliers, et 35&nbsp;% d\u2019entre eux avaient entam\u00e9 la proc\u00e9dure d\u2019autorisation aupr\u00e8s de la ville de Toronto \u00e0 la fin du programme. Dans la deuxi\u00e8me cohorte de l\u2019incubateur, la perception qu\u2019en avaient les participants de la faisabilit\u00e9 et de la conception a presque tripl\u00e9. Le programme de bourses FutureBUILDS NEXT, destin\u00e9 aux professionnels noirs en d\u00e9but de carri\u00e8re, a favoris\u00e9 le d\u00e9veloppement du leadership et une compr\u00e9hension approfondie des syst\u00e8mes de logement \u00e0 but non lucratif. Le voyage d\u2019\u00e9tudes \u00e0 Halifax s\u2019est r\u00e9v\u00e9l\u00e9 \u00eatre une exp\u00e9rience particuli\u00e8rement enrichissante. Deux conf\u00e9rences publiques ont permis d\u2019\u00e9largir la port\u00e9e du programme&nbsp;: d\u2019ailleurs, 98&nbsp;% des participants \u00e0 la XP Conference affirment y avoir nou\u00e9 de nouveaux liens professionnels. Bien que le sentiment de communaut\u00e9 et les liens entre pairs figurent parmi les acquis les plus marquants et durables du programme, les participants de toutes les cohortes signalent d\u2019importants obstacles dans l\u2019obtention des financements n\u00e9cessaires pour faire avancer leurs projets.<\/p>\n\n\n\n<p class=\"has-black-color has-text-color\">Alliant formation par cohorte et d\u00e9veloppement du capital social, le mod\u00e8le FutureBUILDS s\u2019av\u00e8re hautement duplicable. Il offre un parcours de renforcement des comp\u00e9tences polyvalentes, adapt\u00e9 aux professionnels BIPOC de divers secteurs, tout en tirant des enseignements qui d\u00e9passent largement le cadre du d\u00e9veloppement immobilier.<\/p>\n\n\n\n<div class=\"wp-block-group key-insights-grey has-background is-layout-constrained wp-block-group-is-layout-constrained\" style=\"background-color:#0000000d\">\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-28f84493 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h5 class=\"wp-block-heading\"><strong><strong>Perspectives cl\u00e9s<\/strong><\/strong><\/h5>\n\n\n\n<p class=\"is-style-default is-flex\"><img decoding=\"async\" class=\"wp-image-243230\" style=\"width: 40px;margin-right: 16px;\" src=\"https:\/\/fsc-ccf.ca\/wp-content\/uploads\/2024\/07\/No.svg\" alt=\"\">Parmi le premier groupe de participants, 83\u00a0% ont apport\u00e9 des modifications importantes \u00e0 leurs projets, et 35\u00a0% avaient atteint la phase d\u2019approbation par la Ville de Toronto \u00e0 la fin du programme.<\/p>\n\n\n\n<p class=\"is-flex\"><img decoding=\"async\" class=\"wp-image-243230\" style=\"width: 40px; margin-right: 16px;\" src=\"https:\/\/fsc-ccf.ca\/wp-content\/uploads\/2024\/07\/No-1.svg\" alt=\"\">Le programme de bourses FutureBUILDS NEXT, pour les professionnels noirs en d\u00e9but de carri\u00e8re a enregistr\u00e9 la plus forte progression des apprentissages. Les participants ont ainsi fait \u00e9tat d\u2019une hausse de confiance dans la planification immobili\u00e8re r\u00e9sidentielle, la note moyenne grimpant de 1,35 \u00e0 3,75 sur une \u00e9chelle de 5\u00a0points.<\/p>\n\n\n\n<p class=\"is-flex\"><img decoding=\"async\" class=\"wp-image-243230\" style=\"width: 40px; margin-right: 16px;\" src=\"https:\/\/fsc-ccf.ca\/wp-content\/uploads\/2024\/07\/No-2.svg\" alt=\"\">L\u2019acc\u00e8s au capital est demeur\u00e9 un obstacle persistant, tant avant qu\u2019apr\u00e8s la participation au programme, confirmant la n\u00e9cessit\u00e9 d\u2019\u00e9tablir des m\u00e9canismes de financement d\u00e9di\u00e9s aux promoteurs BIPOC, au-del\u00e0 du simple renforcement des comp\u00e9tences.<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n\n\n\n<div id=\"the-issue\" class=\"wp-block-ob-blocks-anchor-point\"><\/div>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-28f84493 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column gradient-top purple is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:100%\">\n<h3 class=\"wp-block-heading has-black-color has-text-color\" id=\"TheChallenge\"><img decoding=\"async\" class=\"wp-image-240812\" style=\"width: 12px;height: 24px;margin-right: 10px;position: relative; top: -2px;\" src=\"https:\/\/fsc-ccf.ca\/wp-content\/uploads\/2024\/07\/Vector-2.svg\" alt=\"\"> L\u2019enjeu<\/h3>\n\n\n\n<div class=\"wp-block-group flex-print is-layout-constrained wp-block-group-is-layout-constrained\">\n<div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">\n<p>Le secteur immobilier joue un r\u00f4le essentiel dans <a href=\"https:\/\/fsc-ccf.ca\/projects\/real-estate-development-incubator-phase-1\/\">l\u2019\u00e9conomie canadienne,<\/a> la construction r\u00e9sidentielle repr\u00e9sentant <a href=\"https:\/\/betterdwelling.com\/canadas-economy-hits-a-new-record-for-dependency-on-real-estate-investment\/\">10&nbsp;%<\/a> du produit int\u00e9rieur brut (PIB) du Canada. Parall\u00e8lement, le Canada est confront\u00e9 \u00e0 une crise du logement, marqu\u00e9e par des d\u00e9fis tels que les menaces li\u00e9es aux incertitudes \u00e9conomiques, la hausse du co\u00fbt de la vie et la surpopulation. La Soci\u00e9t\u00e9 canadienne d\u2019hypoth\u00e8ques et de logement (SCHL) estime que l\u2019ajout de <a href=\"https:\/\/assets.cmhc-schl.gc.ca\/sites\/cmhc\/professional\/housing-markets-data-and-research\/housing-research\/research-reports\/2023\/housing-shortages-canada-updating-how-much-we-need-by-2030-en.pdf?rev=3b66f87d-0bec-44d6-aa54-f8af71f9b2c4&amp;_gl=1*1xv7c6e*_gcl_au*ODIwMTQyMzkuMTcyMTg0NTY1Mw..*_ga*ODE1OTU5NjI4LjE3MjQzNjAzODg.*_ga_CY7T7RT5C4*MTcyNTk3OTkyNi4xNi4wLjE3MjU5Nzk5MjYuNjAuMC4w\">3,5&nbsp;millions<\/a> de logements suppl\u00e9mentaires est n\u00e9cessaire d\u2019ici 2030 pour combler le d\u00e9ficit actuel. Pourtant, le secteur qui s\u2019efforce de combler ce foss\u00e9 reste tr\u00e8s peu repr\u00e9sentatif des communaut\u00e9s racialis\u00e9es qui sont les plus durement touch\u00e9es par la crise.<\/p>\n\n\n\n<p>Avec plus de 300 000&nbsp;employ\u00e9s au Canada, le secteur immobilier manque de professionnels issus des minorit\u00e9s ethniques, en particulier aux postes de direction. En 2016, alors que les personnes racis\u00e9es comptaient pour plus de la moiti\u00e9 (51,4&nbsp;%) de la population de la r\u00e9gion m\u00e9tropolitaine de recensement de Toronto, \u00e0 peine 14&nbsp;% des postes de direction ou de propri\u00e9t\u00e9 immobili\u00e8re \u00e9taient occup\u00e9s par ces profils. Une enqu\u00eate a r\u00e9v\u00e9l\u00e9 que seuls 16&nbsp;% des professionnels du secteur consid\u00e9raient leur lieu de travail comme \u00ab&nbsp;tr\u00e8s diversifi\u00e9&nbsp;\u00bb. Les obstacles vont au-del\u00e0 des chiffres. Men\u00e9s dans le cadre des recherches initiales de Monumental, les entretiens avec des professionnels BIPOC ont r\u00e9v\u00e9l\u00e9 des pratiques de recrutement injustes, des cultures d\u2019entreprise difficiles, un acc\u00e8s insuffisant au mentorat ainsi que des pr\u00e9jug\u00e9s persistants lors des promotions. Il est donc imp\u00e9ratif de mobiliser les professionnels noirs, autochtones et racis\u00e9s en premi\u00e8re ligne de la r\u00e9solution de cette crise afin d\u2019approfondir la compr\u00e9hension de ses impacts disproportionn\u00e9s et de d\u00e9manteler les barri\u00e8res syst\u00e9miques \u00e0 l\u2019acc\u00e8s aux opportunit\u00e9s immobili\u00e8res.&nbsp;<\/p>\n\n\n\n<p>Il existe des donn\u00e9es sur la repr\u00e9sentation des personnes issues des communaut\u00e9s noires, autochtones et de couleur (BIPOC). Cependant, ces donn\u00e9es manquent de la granularit\u00e9 n\u00e9cessaire pour appr\u00e9hender les r\u00e9alit\u00e9s v\u00e9cues par les professionnels racis\u00e9s, les obstacles sp\u00e9cifiques qu\u2019ils rencontrent, le soutien dont ils ont besoin, ainsi que les parcours d\u2019acc\u00e8s devant leur permettre d\u2019int\u00e9grer et de diriger l\u2019industrie de l\u2019int\u00e9rieur. Pourtant, les personnes racis\u00e9es, qui repr\u00e9sentent plus de la moiti\u00e9 de la population de Toronto, n\u2019occupent que 14&nbsp;% des postes de direction dans le secteur immobilier. Les entrepreneurs BIPOC apportent des savoirs communautaires et une exp\u00e9rience v\u00e9cue qui constituent un v\u00e9ritable avantage concurrentiel sur le march\u00e9 de l\u2019habitation de moyenne densit\u00e9 \u2014 un segment que les grands promoteurs ont tendance \u00e0 n\u00e9gliger. Favoriser leur entr\u00e9e dans ce secteur est \u00e0 la fois un imp\u00e9ratif en mati\u00e8re d\u2019\u00e9quit\u00e9 et une strat\u00e9gie concr\u00e8te pour combler le d\u00e9ficit de logements au Canada.<\/p>\n\n\n\n<p><strong>On ne peut concevoir pour des communaut\u00e9s sans d\u2019abord les avoir \u00e9cout\u00e9es<br><\/strong>La d\u00e9cision de Monumental de commencer par une phase de recherche rigoureuse a permis \u00e0 FutureBUILDS de s\u2019appuyer d\u00e8s le d\u00e9part sur des exp\u00e9riences concr\u00e8tes. Cette \u00e9tude a confirm\u00e9 que la sous-repr\u00e9sentation aux postes de direction est le reflet d\u2019une exclusion structurelle, et non d\u2019un manque d\u2019int\u00e9r\u00eat ou de comp\u00e9tences. Cela a confirm\u00e9 que les professionnels BIPOC avaient avant tout besoin d\u2019un acc\u00e8s aux r\u00e9seaux, au mentorat et aux capitaux que le secteur leur a syst\u00e9matiquement refus\u00e9. Ces donn\u00e9es factuelles ont orient\u00e9 chacune des phases ult\u00e9rieures du programme et demeurent le fondement de sa cr\u00e9dibilit\u00e9.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><strong>Le renforcement du tissu social et le capital social figurent parmi les r\u00e9sultats les plus marquants et durables de FutureBUILDS<br><\/strong>Les participants ont syst\u00e9matiquement soulign\u00e9 que le soutien de leurs pairs au sein de la cohorte \u00e9tait leur plus grande source d\u2019appartenance, d\u2019entraide et de confiance professionnelle \u2014 un pilier essentiel pour les professionnels BIPOC \u00e9voluant dans un secteur historiquement marqu\u00e9 par l\u2019exclusion. Les participants ont \u00e9galement appr\u00e9ci\u00e9 les \u00e9changes directs avec les mentors, les enseignants et les experts du secteur. Dans le secteur du d\u00e9veloppement immobilier, o\u00f9 la progression d\u00e9pend largement des r\u00e9seaux et de la confiance, les relations s\u2019av\u00e8rent \u00eatre \u00e0 la fois un atout et une ressource, \u00e9rigeant le capital social au rang de comp\u00e9tence professionnelle essentielle. L\u2019acquisition de connaissances et de comp\u00e9tences ne suffit pas \u00e0 elle seule \u00e0 surmonter l\u2019exclusion syst\u00e9mique; la r\u00e9ussite d\u00e9pend tout autant de la culture du capital social, de la l\u00e9gitimit\u00e9 au sein du secteur et d\u2019exp\u00e9riences pratiques immersives.<\/p>\n\n\n\n<p><strong>Les obstacles sont d\u2019ordre structurel; les solutions le sont tout autant<\/strong><strong><br><\/strong>Parmi les anciens participants interrog\u00e9s, la quasi-totalit\u00e9 (8 sur 9) a fait \u00e9tat de difficult\u00e9s \u00e0 obtenir des capitaux avant d\u2019int\u00e9grer FutureBUILDS; de plus, plus des deux tiers ont pein\u00e9 \u00e0 trouver des mentors ou des parrains, et les deux tiers ont \u00e9prouv\u00e9 du mal \u00e0 s\u2019int\u00e9grer \u00e0 des r\u00e9seaux professionnels. C\u2019est le r\u00e9sultat pr\u00e9visible d\u2019un secteur qui les a syst\u00e9matiquement exclus. \u00c0 l\u2019issue du programme, ces m\u00eames participants ont r\u00e9alis\u00e9 des progr\u00e8s mesurables&nbsp;: 83&nbsp;% ont apport\u00e9 des modifications substantielles \u00e0 leurs projets de d\u00e9veloppement r\u00e9sidentiel, 24&nbsp;% ont \u00e9tendu l\u2019envergure de leurs propositions initiales et 35&nbsp;% avaient d\u00e9j\u00e0 entam\u00e9 le processus d\u2019approbation aupr\u00e8s de la Ville de Toronto. Dans la deuxi\u00e8me cohorte de l\u2019incubateur, la compr\u00e9hension auto\u00e9valu\u00e9e de la faisabilit\u00e9 et de la conception a presque tripl\u00e9, passant d\u2019une moyenne de 1,30 \u00e0 3,15. Ces r\u00e9sultats d\u00e9montrent que les obstacles auxquels font face les professionnels BIPOC ne rel\u00e8vent ni d\u2019un manque de capacit\u00e9s ni d\u2019un manque d\u2019ambition, mais bien d\u2019une question d\u2019acc\u00e8s.<\/p>\n\n\n\n<p><strong>L\u2019initiative FutureBUILDS a r\u00e9v\u00e9l\u00e9 des failles de conception et des contraintes majeures qui serviront de le\u00e7ons pour l\u2019avenir<br><\/strong>Les diff\u00e9rences de personnalit\u00e9, les normes culturelles et de genre, ainsi que le niveau de maturit\u00e9 des projets ont grandement influenc\u00e9 l\u2019aisance avec laquelle les participants ont pu saisir les opportunit\u00e9s de r\u00e9seautage et de mentorat. Inad\u00e9quation entre l\u2019expertise des mentors et les besoins des participants\u00a0: un d\u00e9fi r\u00e9current. Plus fondamentalement, l\u2019acc\u00e8s au capital est rest\u00e9 un d\u00e9fi. Avant le programme, presque tous les participants avaient des difficult\u00e9s, et apr\u00e8s l\u2019avoir suivi, la plupart en avaient toujours. Les programmes de renforcement des comp\u00e9tences sont n\u00e9cessaires, mais pas suffisants\u00a0: sans capitaux, les entrepreneurs BIPOC ne peuvent concr\u00e9tiser leurs projets, quel que soit leur niveau de pr\u00e9paration.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p><strong>La n\u00e9cessit\u00e9 de disposer d\u2019espaces inclusifs dans le secteur immobilier d\u00e9passe largement le cadre d\u2019un simple programme<br><\/strong>Les \u00e9v\u00e9nements publics de FutureBUILDS d\u00e9montrent que l\u2019engouement des professionnels de l\u2019immobilier BIPOC pour le perfectionnement et l\u2019esprit de communaut\u00e9 d\u00e9passe largement le cercle des participants au programme. \u00c0 travers toutes ses phases, Monumental a mobilis\u00e9 plus de 1 300\u00a0personnes lors d\u2019\u00e9v\u00e9nements publics, de webinaires et de conf\u00e9rences, touchant ainsi un public bien plus vaste que ses seules cohortes principales. La Conf\u00e9rence XP\u00a02025 a rassembl\u00e9 200\u00a0participants, dont 70\u00a0% se sont identifi\u00e9s comme BIPOC. \u00c0 l\u2019issue de l\u2019\u00e9v\u00e9nement, 98\u00a0% d\u2019entre eux ont d\u00e9clar\u00e9 avoir nou\u00e9 de nouvelles relations professionnelles et 85\u00a0% ont affirm\u00e9 avoir gagn\u00e9 en confiance face au d\u00e9veloppement immobilier.
